Raise the nightly price on the flagged dates in your Airbnb calendar. Where the gap is wide, move up in steps rather than in one jump.
Across the 3 flagged nights your price sits far below your own typical night — a wider gap than the area's demand on those dates explains, so these nights leave revenue on the table. The full date list, with a suggested price per night, is in the Pricing tab.
Lower the minimum stay on these dates in your Airbnb calendar so a guest can check in — searches for those dates will then show your listing. If the setting is intentional, ignore this item. Start with: Fri 2 Oct, Fri 9 Oct, Fri 16 Oct, Thu 22 Oct.
No stay can start on these 10 nights: your minimum stay needs more open days than follow them. Airbnb never shows your listing to guests searching a check-in on those dates. The nights still sell as later nights of a stay that starts earlier. Each one is marked 'Min stay' in the Visibility section.
Open one of these dates on Airbnb in incognito mode and search your area to confirm. Then compare their nightly prices with the area on the Pricing page — a price far above the area pushes a listing down the results. Start with: Tue 22 Sep, Wed 16 Dec, Thu 17 Dec.
On these 3 days the area search never showed your listing on any page we scanned, so guests can only reach them through a direct link. Days our search never covered (minimum stay above the search range) are not counted. Each of these days is marked 'Not found' in the Visibility section.
Clear the zinc desk in Photo 1 and Photo 15 down to three intentional objects — remove the glass bell jars, shells, mesh cloches and the candelabra — wipe the surface, then reshoot both frames with clean negative space around the remaining props.
The photo review finds Photo 1 (your cover) is "dominated by a cluttered desk surface — glass domes, scattered objects, multiple art pieces and a candelabra compete for attention", making the space hard to read at thumbnail size and weakening click-through, and flags the same prop overload in Photo 15.
Retype the Additional rules free text in normal sentence case — including the capitalised liability paragraph — and replace the line saying guests are "required to leave the apartment immediately, without the right to complete the stay of their reservation or to receive any refund" with "Repeated noise complaints may lead to an early checkout."
Across your 12 house rules the tone slips into stern phrasing such as "strictly prohibited", the eviction-without-refund threat, and capitalised liability warnings — the review notes these could feel intimidating to prospective guests despite their practical justification.
