Airbnb’s minimum stay requirement explained

In order to become a successful Airbnb host, you will have to follow their rules and do everything you can to optimize your listing. One of the things that every host on Airbnb has to set correctly is the minimum stay requirement.

What is minimum stay requirement?

To put it in simple words, the minimum stay requirement represents the minimum number of nights the host is willing to rent their property in a row. For instance, there are many hosts that want to rent their properties during the weekends (for 2 or 3 nights in a row) or during workdays from Monday to Friday or for 4 or 5 night in a row. Of course, there are many Airbnb hosts who want to rent their property daily or for a few days in a row regardless of the period of the week or month.

Why is it important to set minimum stay requirement?

There is more than one reason why you should pay attention to this matter. First of all, you have to select it – this is an Airbnb requirement. Without it, you can’t post your listing on their platform.

Next, the minimum number of days you’ll set will affect your cleaning schedule. If you are offering longer stays, you have to think about the maintenance and cleaning. On the other hand, if you allow very short stays, you will have to clean the rooms after the guest leaves (additional expenses).

In addition, longer stays allow you to reduce the price and provide special discounts. Another thing that you should take into consideration is the location of your property. Is it a good idea to rent your property when the demand is low and the expenses are high just for a couple of days? For instance, is it smart to rent a beach house during the winter period when the weather is cold?

How to change the minimum stay requirement?

Every user can change the minimum stay requirement on Airbnb by logging into their accounts. This is a process that requires a few steps. So after logging in, users should head to the Manage Listing tab and select the listing they want to adjust. After that, you have to wait for the calendar to appear before you select the Availability Settings. Next, you can change the minimum (or maximum) nights. There is also an option to add special requirements for specific months and dates.
