If you manage short-term rentals, you've almost certainly compared PriceLabs, Wheelhouse, Beyond, AirDNA and Hostaway at some point. They're the names that come up whenever a property manager wants to price smarter without doing it by hand every morning.
But these tools don't all do the same job, and none of them does the one thing that actually moves revenue: decide what to do with the data and act on it, every single day. This guide compares the leading options honestly, then shows where a fully managed service like ListingOK fits.
Dynamic pricing vs revenue management: the difference that matters
Dynamic pricing means adjusting your nightly rate automatically based on demand, seasonality, local events, competitor rates and booking pace. Revenue management is broader: it's the ongoing discipline of setting the right price, minimum stay and availability strategy for each listing to maximise income across the whole year, using the pricing engine as one tool among several.
Most of the tools below automate the first. Very few help with the second, and that's usually where money is left on the table. If revenue management is new to you, start with what revenue management actually is.
The options at a glance
| Tool | What it really is | Best for | The catch |
|---|---|---|---|
| PriceLabs | Highly configurable DIY pricing engine | Tech-savvy managers who like rules | Becomes a job past ~20–30 listings |
| Wheelhouse | Plug-and-play pricing tool | Solo hosts, simple portfolios | Limited customisation and depth |
| Beyond | Simple pricing + distribution tool | Airbnb/Vrbo hosts who want easy setup | Advanced strategy gated to higher tiers |
| AirDNA | Market data & analytics | Feasibility studies, owner pitches | Insight only: it won't price for you |
| Hostaway | PMS + channel manager | Operations, not pricing | No native pricing: plugs into the tools above |
| ListingOK | Done-for-you revenue management (software + a human manager) | Managers with 6+ listings who want results, not homework | It's a service, not a self-serve app |
PriceLabs: the customisation powerhouse
PriceLabs is the most configurable engine in the category: rule-based pricing per listing, lead-time and booking-window adjustments, custom occupancy thresholds, min/max logic, custom seasons and market dashboards. If you enjoy spreadsheets and want granular control, it's hard to beat.
The catch: it expects you to bring the revenue-management expertise (ADR, pacing, compression) and to keep tuning the rules. The software won't fail you; past roughly 20–30 listings, you become the bottleneck.
Wheelhouse: plug-and-play simplicity
Wheelhouse is built for easy onboarding and a clean 'set-and-forget' experience, with demand forecasting based on historical OTA data. Great for a solo host or a small, straightforward portfolio.
The catch: limited rule customisation, weaker coverage in niche, local or non-US markets, and it doesn't really explain why a price changed.
Beyond: simple pricing and distribution
Beyond (formerly Beyond Pricing) pairs automated pricing with distribution and an insights layer, aimed at Airbnb and Vrbo hosts who want a quick setup. Base automation is straightforward; the more advanced strategy and personalisation tend to live in higher tiers, and you'll still set your base rates yourself. Check Beyond's current plans directly. Its pricing model has changed over time.
AirDNA: data, not pricing
AirDNA is a different layer entirely. It's a market-research and analytics product: occupancy by area, historical and projected ADR, booking windows, revenue potential by bedroom type, saturation and new-listing trends. It's excellent for feasibility studies and for showing an owner what a property could earn.
The catch: AirDNA stops at insight. It tells you what the market is doing; it doesn't tell you what to charge tomorrow night, and it won't push that price to your channels. You still read the charts and act manually. Want a free read on a single listing? Try the Airbnb listing analyzer.
Hostaway: a PMS, not a pricing engine
'Hostaway dynamic pricing' is a common search, but it's slightly misleading. Hostaway is a property management system and channel manager: calendar sync, guest messaging, owner statements, OTA distribution. It has no native pricing logic; it connects to PriceLabs, Beyond or Wheelhouse, so 'Hostaway pricing' is really whichever engine you plug into it. ListingOK works alongside Hostaway, or can set up and run a PMS and channel manager for you.
ListingOK: software plus a revenue manager
ListingOK is the odd one out, on purpose. It isn't a tool you log into and configure. It's a done-for-you revenue-management service. Our own proprietary in-house pricing engine updates rates daily, and a dedicated human revenue manager owns the strategy, watches the market and sends you owner-ready reports in plain language (English or Spanish). If you need it, we set up and run the PMS and channel manager too.
- A real expert assigned to your account, not a chatbot
- Daily pricing from a proprietary algorithm, enriched with local events, competitor pacing and occupancy compression
- Reports that explain why a price moved and what to do next

The real cost: it isn't the licence, it's your time
Here's the part the pricing pages don't show. A tool like PriceLabs runs around €13 to €15 per listing a month for a mid-size portfolio of 6 to 50 units (it slides down for portfolios of several hundred, so always check the current plans). For a manager with 20 listings that's roughly €250 to €300 a month. That isn't the number that hurts.
The real cost is the time. Someone has to bring the revenue-management expertise, tune the rules, watch the market and act on it, every day. That's six to eight hours a week, or a hire. The €15 licence is cheap; the person operating it is not.
So the honest comparison isn't "tool versus tool." It's "a tool you still have to run" against "the result, handled." A managed service replaces both the software and the labour behind it.
And it isn't only about saving money: one manager came to us already paying for a SaaS pricing engine and, on top of it, an in-house analyst. We replaced both, and revenue still went up about 10%. The edge wasn't a cheaper tool; it was two metrics the tools ignore, listing position and conversion on Airbnb and Booking, worked by a person every day.
Automation and intelligence: tools show, a service decides
Dynamic pricing isn't just moving numbers: it's understanding context. Wheelhouse leans on historical OTA data and demand forecasting. PriceLabs gives you granular modifiers and market dashboards, but the interpretation is on you. ListingOK's engine is trained on real market and booking data and enriched with local events, competitor pacing, occupancy compression and portfolio-level trends, and then a human turns that into decisions, not just charts.

What happens after the price is set
This is the real differentiator. With Wheelhouse you see the change but get no explanation. With PriceLabs you get control, but you analyse the outcomes yourself. With ListingOK you receive a report covering revenue performance, the rationale behind each adjustment, the next actions, and custom suggestions per property.
Built to scale
ListingOK is designed for managers who are growing: API integrations with PMS and BI tools, CSV/Excel exports, priority support for larger portfolios, data refreshed daily, and forward-looking demand modelling so you're pricing for the weeks ahead, not just tonight.
How the approaches play out in practice
Picture a manager running around 40 listings across a few neighbourhoods. With a DIY engine like PriceLabs, they might spend six to eight hours a week tuning rules. With a plug-and-play tool, prices may not react in time for a key local event. With a managed service, the weekly report lands with every adjustment already explained, plus a monthly strategy call to plan ahead, and the calendar stays optimised without the manual hours. Same data, a very different amount of work.

No. ListingOK is a service: a proprietary pricing engine plus a dedicated revenue manager guiding your decisions. You don't configure it, we run it for you.
