Exclusive interview with Miguel Roig, CEO of ListingOK, where he shares strategies, tips, and experiences on Revenue Management, showing how vacation rental managers can maximize income, optimize property management, and make the most of each season thanks to his innovative approach and specialized tools.
Optimizing prices, maximizing income, and making data-driven decisions are the three pillars of Revenue Management, a discipline increasingly strategic in vacation rental management. But is it being applied professionally in the holiday apartment sector? How can a manager rely on a professional Revenue Management service without losing flexibility or control?
We spoke with Miguel Roig, CEO of ListingOK, a company specialized in solutions for vacation rental managers. With a clear, results-oriented vision, he explains why setting prices "by guesswork" is a thing of the past, what mistakes are costing thousands of euros each year, and how to avoid them with the help of professional Revenue Management experts, technology, and a more analytical mindset.
1. How did ListingOK start and what specific need did it aim to address?
The idea of creating ListingOK arose because we are also property owners and managers, and we realized that the vacation rental sector lacked a professional tool to optimize income as is common, for example, in the hotel industry or airlines.
In other sectors, Revenue Management has been standard for decades, but in vacation rentals, many companies still do not apply it. They set prices by guesswork, ignoring variables that truly affect property performance. We already had prior experience in this field and decided to put it at the service of other managers, developing a tailored solution and service.
2. What exactly is Revenue Management and why is it crucial in this sector?
Revenue Management is the science of selling the right product, to the right customer, at the right time, at the right price, through the right channel. It involves continuously adjusting prices and sales conditions according to real demand, context, and market behavior.
There is still a lack of awareness in our sector. Some managers believe they are "doing well" because they have good occupancy, but occupancy alone is not a reliable success indicator. If you have 100% occupancy three months ahead, you are probably selling too cheaply.
Not applying Revenue Management can result in losing 20% to 30% of potential income. And that is what is happening in many companies without them realizing it.
3. What makes ListingOK different from other pricing tools?
The main difference is that we do not offer just technology; we offer a complete, personalized, and human service.
Most tools on the market are American and designed for different types of clients. They require a steep learning curve and often do not adapt well to the specificities of the Spanish or European market. With ListingOK, you don’t need to learn anything. We integrate with your system and handle everything for you.
We are not just another software. We are an external Revenue Management service that becomes part of your team. We monitor prices daily, adjusting for pacing (future booking rhythm), events, competition, seasonality... And we do it with real knowledge of the local market.
4. So, the algorithm doesn’t do everything?
No, the algorithm is just part of the system. We use our own intelligent pricing system, Dynamic Pricing, but each property has its own adjustments, and there is a human team behind it that makes decisions and constantly reviews results. Generic algorithms don’t understand that there’s a local fair, construction near the apartment, or a specific business strategy. We do.
5. What type of manager is best suited for ListingOK’s service?
Our service is designed for professional managers in a phase of consolidation or growth. We work with managers who have 10 or more properties, although we generate the most impact and value with those exceeding 50. In this case, the volume of bookings and price variability make Revenue Management strategies almost mandatory if they want a successful P&L and to outperform the competition.
Our goal is to professionalize the sector and show that data and technology can improve results from day one. Even managers with 10–15 properties can start making better pricing decisions if they have the right tools. Delegating Revenue Management allows them to focus on what really adds value: acquiring more properties, caring for guests and owners, and improving service…
6. What benefits does a client get when starting with you?
The clearest improvement is in revenue. If you didn’t do Revenue Management, you can easily increase turnover by more than 20%. If you already did, but not with experts, growth can be 10%–15%.
Another very important element is saving time and stress. Many managers spend hours each week adjusting prices, reviewing the market, or analyzing channels. We do it for them. This is a highly technical and sensitive part of the business, and when managed by a specialized team, results are better and more stable.
We also provide 24/7 support. Just as they are always available for their guests, we are available for them.
7. How does your intelligent pricing system work?
The pricing engine analyzes many variables that influence a property’s profitability:
- Occupancy of the area and the property itself.
- Pacing, i.e., how future bookings are developing.
- Listing positioning on portals like Airbnb, Booking, etc.
- Listing conversion, the ratio of views to bookings.
- Direct competition and their prices.
- Local events, seasonality, and historical trends.
With all this, prices, minimum stay, and other conditions are adjusted daily. Best of all, the client has access to a dashboard with all these metrics in real time, visually and intuitively.
8. Is it complicated to start working with ListingOK?
It’s very easy. We integrate with all PMS and Channel Managers most used in Europe, like AvaiBook, Hospitable, Hostify, RentalsUnited, etc. The client only needs to give us access, and we handle the rest. There’s no need to stop operations or learn a new tool. Within a few days, the system is running, and results are visible from the first month.
9. What message would you give to a manager not yet applying professional Revenue Management?
That they are losing money without knowing it. Most managers believe they are doing a good job because they have high occupancy, but that alone is not enough. What matters is being clear that you are extracting the maximum possible value in the market. That is, achieving the same occupancy but at the best possible prices.
Implementing a professional and human system like ListingOK is not an expense, it’s an investment with immediate return. Plus, it allows you to sleep more peacefully.
